10000% make him think he won by taking the mortgage. These narcissistic asses don’t give up until they feel they won (especially if he is as stressed on all fronts as you describe), and like others have said the added financial stress, your kids’ and your mental health and the freedom from living in a place full of triggers is worth the peace of mind.
