Filed for divorce, but now that we talk about it more we will both make more money when all three partners sale at the same time, then came covid If we file now we won’t get all the money to us, it’s like a 40% change. So what about a legal separation good, bad, ugly?not sure if I would be covered under his insurance if we were legally separated.then he tells me he will refinance the house and take out what he will need to buy me out

The challenge of separation is legally you could still be liable for his debts even though you did not co-sign for them. If you file your taxes married filing separate that eliminates the need for any issues there.
I would ask a good financial planner or attorney.
