I sat on my appraisal. It was my ace in the hole, so to speak. I just put forth the settlement proposal to xhole with my appraisal valuation plugged in on the spreadsheet. I didn't highlight the fact that it was about $50k lower than what xhole was thinking the value was at all. I just figured I would let him figure it out, or not. And if he disputed it I was prepared to whip out the formal appraisal. For whatever reason, he never brought it up and just went with it. But I was still thankful I had that valuation for an accurate settlement!
My appraiser just laughed when I told her I wanted to point out every hidden flaw in the home to get the absolute lowest legitimate value I could get, since most are seeking the exact opposite.

OMG. That's exactly my strategy as well. I'm hoping she takes the bait. When my appraiser came out a couple weeks ago I pointed out all flawed and dated aspects of the home so it would be reflected in the end number and they were. When asked by the appraiser the purpose of the appraisal I replied tax purposes that way I can never be accused of trying to influence the report by mentioning the D. Its comforting to see I'm not the only one with a strategic approach against a maniacal home wrecker.
