Hope the inspection went well, persevere!

Forever - I think there are differences between agents here, too, but most are very much marketing oriented. I live in a small college town - around 70,000 people - and there are more than 400 registered real estate agents here. It's HIGHLY competitive.

My agent walked through the house with me on first meeting, measuring rooms, asking questions, and making suggestions about where to concentrate my efforts.

She checked in with me weekly to offer help, ask how things were progressing, etc.

When she came to take pictures, we finally signed the listing agreement. In other words, all that help came BEFORE she was my agent of record.

ps: Despite the holiday weekend slowdown, my first showing has been booked for tomorrow.

Ok - first two showings down. Another one tomorrow.

I'm not expecting anything out of this weekend's showings except, hopefully, some feedback about anything I need to address/change.

House went back on the market yesterday. ZERO showings this holiday weekend.

I had 30 showings in 90 days over the winter so I am praying it's travel time for people right now.

NIK, did you get any feedback from the viewings or will that come tomorrow. It'd be great to get a quick offer and I've got my fingers crossed for you.

It looks ace in the photos!

No work on my house this weekend, spent saturday at a car show with new girl and Sunday gardening at my rental house.

Don't think I'll get much chance to do anything over the next few weeks which is a shame but I've got some work as of end of this week.

IWS - The realtor told me the holiday weekend would be VERY quiet, so don't get worried yet, ok?

Forever - it will be Tuesday before I get any feedback, as tomorrow is a federal holiday - Memorial Day.

My DD and I went to an open house today on a tiny little bungalow - 700 odd sq feet - that we were not at all interested in. We went because it has been flipped by a local company, and I wanted to meet the head of the company who was staffing the open house.

They are currently working on a different house that I am very interested in - a 1400 sq ft home that is ideally located and is right up our alley space and layout-wise. This company also does contract sales from time to time for folks (like me) who can't obtain a regular mortgage.

Anyway, goal accomplished, contact made, and interest in the other house established. And DD and I got to see a very well-thought out renovation on a tiny home. What more could you ask for?

Showing on Satureday was a bust, they wrote an offer on another house. I did have another showing today though. Still waiting to hear the feedback.

Well today was mostly about my other place. Got 2 rooms scrubbed out sparkly clean and ready to rent out, they were so dirty, I have no idea how people live like that. Got 1 wall to fill and paint and that's it licked for now!

Mums been up my house this evening and helped me empty the loft ready for the new insulation to be fitted in a couple weeks time. It's created a whole room of boxes of crap that now needs packing and it's all stoking dirty and covered in black mortar dust! I'm stinking!

Mum the cleared out and sorted another cupboard in the kitchen as I found a reminder of my skanky stbxWW..... The drain outside the kitchen was overflowing. Now we're on a septic tank system and despite constant remixers not to put unsuitable waste down the toilet it seems that she ignored that once again and I've just spent an hour clearing out the blocked drains under the garage which was blocked with lady products and god knows how many months of accumilated solids...... Thanks whorefaced skankalot....!! What a pleasant way to end a sunny day in wales!!!

All done now and all as clean as a whistle and I'm now sat in the garden drinking a bottle of Magners cider having washed the last of her crap away........ Quite liberating in a extremely disturbing way

Sigh.

The feedback from yesterday's showing was fantastic. She LOVED the house. Loved it. Said she would make an offer in a second...but...she and her husband had just refinanced on 27 acres in the western part of the state, and their property did not appraise for what they owe, and oh by the way her husband had just asked for a divorce.

She said she would try to get her stuff together adn come up with financing but I'm not hopeful.

On another note, she is also a broker and said she thought the house was priced well, in good condition, and showed well. That was the complete opposite of what the people on Saturday said, so I'm choosing to ignore their opinion.

And, I finally swallowed what little pride I have left and asked my dad if he would co-sign a loan with me. This would enable me to buy another house before this one sells. Then when this one does I will refinance and take him off of the loan. I NEED to get my girls settled in the new town before school starts, so this move needs to be done by August. He is thinking about it.

I'm drained.

((((nutmeg)))) This is draining. I, too, would trust the broker's opinion over the Saturday looky-loos. So that's good news.

I'll keep my fingers crossed both for your potential buyer's financing and your father's considerations. Hope all the pieces pull together quickly for you.

I left a message this morning for my agent to get feedback from this weekend's showings. Very anxious to hear if there are things I need to work on before the open house this Saturday.

Take the feed back from the second viewing unless there was anything glaringly obvious you could identify from the previous viewing.

NIK. I'm anxiously awaiting your feedback as I personally love your place and recon it'll sell pronto!

I've just found out I'm going to be away working for 3 months as of this Saturday. Will be back for a few weekends at most. That not only puts a stop on the work on my house but also leaves it vulnerable to break-ins even with the new alarm it'll be difficult to relax.....

Forever - the realtor did call me back. She went down with the flu over the weekend and is still flat out in bed. Her agency partner is going to track down feedback tomorrow and get back to me.

Thanks for the compliments on the house. I'm pretty proud of it and of course I think everyone should absolutely love it since I do.

Three months is a long time to be away. Can you notify the police that it will be vacant and ask them to do extra patrols or something?

As for me...Ugh! 3 full days on the market and ZERO showings. This holiday weekend killed me! I love that the house was empty all weekend and I left all of the blinds open and the a/c upstairs and down cranked to a chilly temp due to the 90ish weather outside. All for nothing except a $$ power bill!

IWS didn't I read earlier that the holiday weekend was not great for viewing over there!

You'll get there I'm sure.

NIK, my house is quite literally in the middle of nowhere, drive by's are not an easy task.

Even if they did it'd be too easy for someone to keep lookout and there are loads of escape routes.

I have to trust in the alarm and hope that it scared them off enough last time.

I also need to reset the autodial numbers so it calls me first, then my dads mobile, then direct to the police if no one answers. Not sure I should put the police first incase of a false alarm like of the family go up to check on the place.

IWS - my agent was shocked that we even got 1 showing over the holiday weekend. She also said that this week tends to be a light one, as many schools get out before Memorial Day and families take vacations. Trying to be patient. Trying really REALLY hard to be patient. Here's my patient face -
